Summer Financing Trends

In the recent months we have heard about financing nightmares and I have seen a few first had recently, but in the big picture, there are a variety of options out there and in all price ranges.  Of the 153 homes sold in Lake Oswego from June thru Aug 2011 had good old traditional conventional financing. 

Though traditional sales are the norm there is nothing better than to have a buyer in a short sale so excited because the appraisal for their conventional loan came in 12% higher than the negotiated sales price of the home. 

Tightening of the purse strings is evident in the underwriting overlays that continue, but homes are selling.  And fewer homes are coming on the market helping to balance the inventory levels to available buyers.  The tide is turning as the inventory continues to sell off.

In today’s real estate market, distressed properties come in all price ranges and behind every Lake Oswego distressed property seller is a buyer looking for an opportunity.  Not to say buyers are looking to take advantage, they just have less emotion in the transaction.   This is especially true to the real estate investor.

Lake Oswego short sales seem to carry the most emotion.  Understandably, it is reasonable to assume the seller at one time had weighed out the purchase and to now be upside down may be just a bit overwhelming, even though they have alot of company on that side of the fence.  Lenders really have no emotion either.  They too, are all about the numbers and in the limelight position of getting the deal closed.  They do not want the property back.  The trick is understanding the short sale process.

Then we have the Lake Oswego bank owned properties (REO for real estate owned).  Some of these can be very advantageously priced.  And many not in the best of shape.

Many sellers may take all they can, including the kitchen sink…Financing can be challenging especially for the FHA funded buyer, but we are seeing many cash buyers coming into the market and scooping up these McMansions at a 30% -50% off red tag sale!  We are seeing multiple offers an many bank owned properties in both Lake Oswego and West Linn.  Some buyers moving in and others doing the fix ups and getting top dollar rents.

Many banks hold the investors off for the first 15 days  of market time trying to get an owner occupied buyer.  But if the property needs work, most end up going to the investor.  The rental market is HOT and there is money to be made if it pencils out.

Remember with banks – the deal is not done until ALL the papers are signed by senior management. This is true for REO’s and short sales…

Lighten Up! Back to school in Lake Oswego

Now almost completing 2 weeks of school our students seem to be in their groove.  The backpacks are now over stuffed with all the I might need it.  Those heavy books and binders that kids carry to school every day can affect their posture and even lead to an injury.

When a backpack is too heavy, it can strain muscles and joints and cause back pain and tingling arms. The American Academy of Pediatrics shares these backpack tips:

Cushion the load. Shoulder straps should be wide and padded, and kids should wear both of them. A padded back also increases comfort.

Buckle up. A waist belt helps support the load kids tote.

Lighten up. A packed backpack should weigh no more than 20% of a child’s

body weight — but the less it weighs, the better.

Get plenty of pockets. Multiple compartments will help to distribute the weight.

Roll it. Get your kids a book bag with wheels if lugging around a backpack causes them too much pain.

Lake Oswego September 11 Memorial

Gather to remember and honor those lost on September 11, 2001.  The city of Lake Oswego invites you to a memorial planned for 1 to 2 p.m. on Sunday, September 11 at Millennium Plaza Park. Fire and Police personnel will recognize those fallen by reciting the names of all the public safety people that perished that day.  Additionally, Fire Station tones will be sound at the precise moment the towers fell 10 years ago.
